Developer plans more apartments in Federal Hill
The new owner of a Federal Hill apartment complex is proposing to build more units on the property.
Southern Engineering Corp. of Bethesda is planning a four-story brick building, above a two-level underground parking garage, said David Karceski, a partner at Venable LLP who is working with the firm. The building would go on land close to Federal Hill park associated with the Harbor Hill apartments, which the company purchased in March for $26.8 million.
The board of the Federal Hill Neighborhood Association received a presentation a few weeks ago about the project, which would go on Riverside Avenue south of Hamburg Street, on land currently used for private parking, said board member Bob Merbler.
Merbler said he expects the new building to contain less than 100 units, though the options open to the developer vary depending on the outcome of the city’s new zoning code.
Merbler said he expects the firm to seek neighborhood support for variances, including one for height. (The lot faces a block of two-story rowhomes.) The full neighborhood group is scheduled to hear a more detailed presentation at its meeting next week.
“There’s considerable discussion in the neighborhood about it,” Merbler said.
Karceski wrote in an email that the developer is working to “design the building to an appropriate size and scale in keeping with the neighborhood.” The existing Harbor Hill apartment complex, the former Southern High School, was converted to apartments in the 1980s.
“We are just beginning the process of meeting with the surrounding community and are exploring various options for the new building,” Karceski said.
Community Realty Co. is the managing agent for the owner of the roughly 2.7-acre property, Karceski said.
